Villas Nicolás

Villas Nicolás

A quiet, adults-only hideaway where mornings start in a hammock and macaws fly past your balcony
Town: Manuel Antonio | Class: Adults-only boutique hillside hotel

If you’re dreaming of a calmer, more grown-up Manuel Antonio stay, Villas Nicolas is one of those places that just gets it right. This is a small, independently owned, boutique-style hotel tucked into the hillside above Playa Espadilla. It’s adults-only, wonderfully low-key, and feels more like a tropical condo retreat than a traditional hotel.

Instead of polished resort vibes, you get space, greenery, wildlife everywhere, and big terraces where you can actually slow down. It’s ideal for travelers who like independence, nature, and a peaceful home base that still keeps you close to everything.

Location

Villas Nicolas sits in a great spot above Playa Espadilla. It is close enough to restaurants, cafés, and shops that you don’t need a car, but far enough up the hill that it feels quiet and removed once you’re back on property.

There’s a bus stop right outside, which makes getting to Manuel Antonio National Park or Quepos super easy. You can also walk to several beaches in about 15–20 minutes depending on pace and route. It really does feel like the best of both worlds: close to the action, but calm and tucked away.

Rooms & Suites

There are just 12 villas here, and they all feel a little different. The overall vibe is spacious and homey rather than hotel-like, especially in the larger suites with kitchens and living areas.

All rooms include air conditioning, ceiling fans, Wi-Fi, private bathrooms with hot water, and either a fridge or kitchenette. Most rooms also have balconies or terraces, which is where this place really shines.

Room types range from simple jungle-view doubles (great if you’re out all day) to ocean-view suites with massive decks and hammocks that guests never want to leave. The sea-view rooms are definitely the standouts. The sunsets are unreal, and birdwatching from your balcony is basically a daily activity.

If you want the most space and flexibility, the larger suites with full kitchens feel like true apartment-style stays.

Pool & Gardens

The pool area is small, peaceful, and surrounded by lush gardens. This isn’t a loud pool scene. It’s more of a cool-off-after-the-beach spot.

Guests consistently mention how relaxing it feels and how easy it is to disconnect here.

Breakfast

Breakfast is included and served on-site. Guests describe it as fresh and satisfying, though fairly simple. A few reviews mention that it’s not overly generous or elaborate, but it does the job and makes for an easy, relaxed start to the day.

Why Guests Love It

People really love Villas Nicolas for how personal and peaceful it feels. Reviews constantly mention the wildlife, the views, and how much space you get compared to typical hotels in Manuel Antonio. The hammocks on the balconies come up again and again, as do the sunsets and the feeling of being surrounded by nature.

The staff get glowing feedback for being warm, welcoming, and genuinely helpful without being overbearing. Many guests say it feels like a hidden garden oasis, and a surprising number mention they wish they had booked more nights.

Heads Up (Real Talk)

This is a hillside property, so like most places in Manuel Antonio, there are slopes and stairs. It’s not extreme, but it’s worth knowing if mobility is a concern. Breakfast is simple, not fancy, and if ocean views matter to you, it’s worth booking a sea-view room.

Some room layouts are a little unconventional, which people generally love, but it can surprise travelers expecting a standard hotel setup. Shower temperatures can fluctuate occasionally, which is pretty normal for hillside properties in Costa Rica.

None of this is a dealbreaker (in our opinion), just part of the honest picture.

Our Take

We love recommending Villas Nicolas to travelers who want something quieter and more personal than the big-name resorts. It feels like the kind of place you actually relax in. If you value space, nature, and a calm adults-only atmosphere over polished luxury, this place really delivers.

As a couple who does not have kids, we also always appreciate an adults-only spot.
